For decades, the M4 has been the spine of Western Sydney, connecting communities such as Penrith and Glenmore Park to Parramatta and the Sydney CBD.
Today, the opening of the M12 Motorway is creating a new corridor of opportunity, connecting Western Sydney residents directly to the emerging Western Sydney International Airport, Bradfield City and the Aerotropolis.
The result is a noticeable shift in how many established homeowners are thinking about their next move.
Erin Austin, Senior Marketing Manager at Cameron Brae Group, said improved connectivity is encouraging buyers to look beyond the suburbs they may have traditionally considered.
“For many years there was a perception that communities further south were simply too far away,” Austin said.
“The M12 has completely changed that conversation. What once felt like the edge of Sydney is now becoming one of the most connected and exciting places to live.”
The motorway is more than just a transport project. It is changing the geography of Western Sydney by linking established suburbs directly with one of Australia’s largest employment and infrastructure investments.

“People are increasingly asking whether they should spend hundreds of thousands of dollars renovating an older home, or instead invest in a new home that’s designed for the way families live today,” Austin said.
“Modern homes are more energy efficient, require less maintenance and are part of thoughtfully planned communities with parks, open spaces and future amenities.”
One community benefiting from this changing mindset is Birling at Barker, located just minutes from the Western Sydney International Airport precinct.
Austin said interest from buyers already living in Western Sydney continues to grow as infrastructure around the airport becomes a reality.
“People aren’t just buying a home—they’re choosing where they want to be over the next twenty years,” she said.
“The airport, Bradfield City and the M12 are creating a once-in-a-generation opportunity, and buyers want to be part of that story.”
