Bradfield International Real Estate (BIRE) has launched the sale of Lot 3, 21 Willmington Road, Luddenham, a 25,740sqm corner landholding physically adjoining Western Sydney International (Nancy-Bird Walton) Airport, in a campaign timed to the most significant year in the Aerotropolis’ history.

The 2.57 hectare property, offered via Expressions of Interest closing Wednesday, September 2, occupies a landmark corner at The Northern Road and Eaton Road within the Aerotropolis Agribusiness Precinct, with triple street frontage and a second parcel of 840.2sqm on the western side of The Northern Road.

The listing arrives as the infrastructure surrounding the site completes its shift from construction to operation.

The toll-free M12 Motorway opened in March 2026, with its on-ramp 3.2km north of the property, and the M7/M12 Interchange at Cecil Hills followed in June, completing the motorway-to-motorway connection into Sydney’s road network.

Uniquely for the precinct, no future roads under the Aerotropolis Street Hierarchy traverse the lot, preserving the full surveyed area for development purposes, with a 24 metre height limit and no flood planning or environmental conservation mapping affecting the site.
